WBS Growth Partnership LLP has submitted a prior approval planning application for the demolition of the former Toys R Us building in Southampton, marking the next significant milestone in bringing forward the prominent gateway site.

The submission sets out the demolition strategy for most of the vacant building on Western Esplanade while retaining the existing steel frame and an internal plant structure. The retained structure would provide a focal point for future meanwhile uses, helping to activate the site while the significant behind-the-scenes work to support the longer-term redevelopment of the site takes place.

The demolition proposals have been carefully designed to balance site preparation with opportunities for early activation. Retaining the frame will create a distinctive structure that can support temporary activities and events, helping to bring people onto the site and build momentum for the future.

This prior approval application is focused solely on demolition and site preparation with a view to starting this phase in September. Any future redevelopment proposals for the site will be subject to further planning processes and consultation as plans progress.

WBS Growth Partnership LLP, a joint venture between Aviva Capital Partners, Southampton City Council and the University of Southampton Holdings, was established to bring forward regeneration of the 4.6-acre site. The former Toys R Us site has been vacant since 2018 and forms a key part of the wider Southampton Renaissance Vision and West Bay opportunity area.

The partnership’s vision is for a new innovation-led neighbourhood that supports jobs, investment, learning and new opportunities for the city. The partnership continues to develop its plans for the site as part of its ambition to enable a vibrant new neighbourhood that supports Southampton’s growth and strengthens connections between the city centre, railway station and waterfront.
