Demolition starts at former Toys R Us site as regeneration plans move forward
Demolition work has begun at the former Toys R Us, marking the next significant milestone in bringing one of Southampton’s most prominent vacant sites back into use.
The partial demolition and structural reinforcement form the next stage in preparing the site for its long-term redevelopment, while also paving the way for a range of temporary “meanwhile” uses that will bring activity back to the location in the months ahead.
The building has mostly stood vacant since 2018 and forms a key part of the wider West Bay regeneration area. However, the site has already demonstrated its potential as a temporary venue, hosting activities linked to the British Science Festival and Music in the City in September.
The demolition programme, which is expected to take around eight weeks, includes the careful removal of asbestos-containing materials, extensive works throughout the building to remove cladding and roofing elements, demolition of internal walls and structures, and the partial demolition of sections of the existing building frame. A two-storey blockwork structure and elements of the steel frame will be retained as part of future plans for the site.
The specialist asbestos related work is being carried out in accordance with strict regulations and industry standards and is one of the most carefully managed elements of the project.
Alongside the demolition works, preparations are being made to support future interim uses. This includes installing and strengthening structural steelwork, securing and weatherproofing retained buildings, and carrying out works to ensure the long-term stability of the retained frame.
Retaining part of the existing structure will help create a distinctive space that can support temporary activities and events while the pathway for the site’s long-term future continues to be developed.
Councillor Sarah Bogle, Leader of Southampton City Council, said: “Southampton is a city with enormous potential, and we are determined to turn that potential into opportunities for local people. That means being ambitious for our city, attracting investment and creating the conditions for new jobs, businesses and growth.
“For nearly a decade, the former Toys R Us site has been waiting for a new future. Together with Aviva Capital Partners and University of Southampton Holdings, we have stepped in to get things moving, and the start of demolition is a clear and visible example of our ambition becoming action.
“Our aim is to turn this site into a thriving new part of Southampton, creating opportunities and helping to better connect the station, city centre and waterfront. There is more work ahead, but this is an important step towards giving this key part of our city a new future.”
Further details about the site’s proposed meanwhile uses will be announced once the demolition and site preparation works have been completed.
