Southampton City Council brings former Fairfield Lodge site to market for future residential development

Last Updated: October 14, 2026By

Southampton City Council has launched the marketing of the former Fairfield Lodge site at 315 Coxford Road, inviting interest from developers and investors for the future redevelopment of the property.

The site is being marketed as a housing development opportunity in a well-connected residential area close to local amenities, schools and bus services to the city centre as well as Southampton General Hospital.

The 0.38-hectare site was previously used for Children’s Services, but this site has been identified as surplus to the council’s operational requirements through the Asset Development and Disposal Programme (ADDP).

The ADDP is a transformational five-year programme that aims to support the council’s growth agenda by delivering asset development and disposal opportunities as well as make decisions to retains assets where appropriate to do so. The aim of the programme is to ensure financial sustainability for the council as well as enable development and regeneration of our city. So far, the programme has already delivered around £21 million in receipts.

The programme is being delivered in a phased approach, allowing the council to review each proposal individually and where appropriate make assets available that can support the city’s regeneration. Such properties act as a catalyst for growth, including the delivery of new homes, in line with our Housing Strategy and our Growth and Prosperity Plan. In addition, releasing assets that are no longer needed will also reduce the costs of future repairs and maintenance.

Marketing the site for a housing development supports our goal for a growing city and is expected to bring in funds that can be reinvested in council priorities while enabling the site to be brought back into a productive use.

Councillor Sarah Bogle, Leader of Southampton City Council, said: “Bringing 315 Coxford Road to market is an important step in ensuring that the council continues to deliver value for local people. We want to see this site brought back into active use in a way that supports the city’s growth and meets local needs. By seeking the right development partner, we are aiming to unlock the site’s potential while generating funds that can be reinvested in services and priorities that matter to Southampton residents.”

The property will be marketed by local appointed agents Savills, with interested parties invited to submit proposals for a housing scheme. The council will carefully consider all bids received to ensure the best outcome for local people. Any future redevelopment proposals will be subject to the normal planning process, including public consultation where required.
